Starting out on a construction project can be a bit daunting, there are so many elements to consider; what are my legal obligations from a health & safety perspective? do I need to liaise with the local authority? What about planning permission? do I need to involve Building Control?

We can support you by helping plot the Project Management process, advising which other consultants you need to instruct, managing the design process in liaison with your Designers or Architects as well as our core expertise in pre-construction and on-site project management.

  • Aiding you in the development of the project brief.
  • Advising on the selection and appointment of the Project Team.
  • Supporting the Planning Consultant, Architect, and Development Team in negotiations with planning authorities and planning submissions.
  • Manage the integration and flow of design information in liaison with the Project Team.
  • Leading and managing the project team including advising the client on the need for additional consultant appointments.
  • Establishing risk management procedures and reporting processes, and continuing to identify and manage project risks to the point of practical completion and final account agreement.
  • Advise on programme & cost risk management and opportunities to mitigate those risks.
  • Establishing communication and management protocols for the project team, including setting regular site meetings, chairing meetings, issuing minutes & monitoring actions.
  • Setting the project budget and programme, and creating a base line programme against which to monitor overall progress.
  • Co-ordinate legal and other regulatory consents in liaison with the consultant team and Main Contractor.
  • Conduct tender evaluation and contractor selection.
  • Advise on the requirements of the CDM Regulations particularly relating to the appointment of the Principal Designer/ Principal Contractor.
  • Monitoring and reporting on project progress.
  • Prior to issuing a written statement of practical completion undertake final snagging inspections with the Contractor and the other consultants, and assist in the preparation of snagging lists in connection with the completion of defective and/or outstanding items under the Building Contract.
  • Issuing completion certificates and tenant access certificates as required by any of the Building Contract and, the Agreement for Lease and or other Development specific agreements.
  • Ensuring provision of a comprehensive Health & Safety file by the main contractor at project completion to include copies of all statutory consents and testing and commissioning certificates.
  • Checking and recommending Consultants and Main Contractors applications for payment.

Cost Consultancy

We partner with a small group of preferred Quantity Surveyors to provide a coordinated cost consultancy service and a customer-focused project team that provides cost-effective project management and associated activities in a pro-active and collaborative manner.

Following are among the services we offer:

  • Preparing an order-of-costs estimate/cost plan from the original proposals.
  • Developing, updating and reviewing the estimate as designs are developed.
  • Compiling tender documentation in consultation with the project team.
  • Make recommendations for a shortlist of suitable tenderers/ contractors, including assessing pre-qualification submissions and interviews.
  • Preparing a pre-tender estimate, based on the tender documents
  • Receiving tenders, tender return analysis and issuing a recommendation report.
  • Preparing contract documents using the JCT suite of contracts.
  • Checking the Contractor’s Interim Payment Applications and making recommendations to the Client regarding payment.
  • Preparing a final account.
  • Providing advice on commercial aspects of the construction of the scheme, perceived risks, etc. as required. 

Feasibility Project Management

However, before even getting to the point of exchanging contracts on a site or appointing a main contractor there is still the most important decision to consider….. “is this the right site for my business?”.

As mentioned above we want to understand your business model, and the reason for this is “feasibility”; we can advise on the site acquisition process with our experience of Feasibility Project Management – by knowing your requirements for spatial arrangements, services, back of house layouts, access, parking and external plant space, we can review potential sites and provide you with a Feasibility report that details whether a proposed site is suitable for your needs, if adjustments to your model needs to be made, and potential areas of cost risk such as the presence of asbestos or structural issues.

If the site looks feasible we can then provide a stage 1 cost report that indicates the potential cost and any specific areas of risk such as asbestos or potential structural issues.
